The 215 Raglan Street project represents a significant milestone for our team as the first ground-up development completed by JH Building Group following the company’s formation in September 2024.
The project began with the acquisition of a dilapidated five-unit century home located mid-block within an established residential neighbourhood in Woodstock. Rather than simply renovating the existing structure, we recognized the opportunity to unlock the property’s full potential through thoughtful planning and redevelopment.
Working closely with the City of Woodstock, we successfully obtained a rezoning to a higher-density residential designation, allowing the site to be redeveloped into an 8-unit purpose-built apartment building. A key component of the project’s success was our proactive approach to community engagement. Before and throughout the planning process, we met individually with neighbouring property owners to understand their concerns, answer questions, and incorporate feedback wherever possible. This collaborative approach resulted in minimal neighbourhood opposition and was well received by both the surrounding residents and the City, who appreciated our commitment to improving the area while respecting the existing community.
Following the approvals, the original building was demolished and replaced with a contemporary, purpose-built 8-unit apartment building designed to maximize the site’s potential while fitting seamlessly into the surrounding neighbourhood. The completed building features two spacious two-bedroom units and six well-designed one-bedroom units, providing a mix of housing options that meet local market demand.
Construction was completed under JH Building Group, marking the company’s first internally managed ground-up development and an important milestone in establishing its capabilities as a construction and development company.
The project was successfully completed, fully leased, and stabilized in early 2026, at which time it was refinanced through a long-term CMHC-insured mortgage, creating a high-quality, income-producing asset with long-term financing.
215 Raglan Street showcases our ability to transform underutilized properties through strategic planning, municipal collaboration, community engagement, rezoning, and construction management.
