The redevelopment of 747 Pavey Street and 97 Fife Avenue represents our newest and largest development project to date. The project combines two adjoining properties into a single L-shaped development site, creating the opportunity for a thoughtfully designed, higher-density residential community that maximizes the potential of the land while complementing the surrounding neighbourhood.
From the outset, our team led the project through the complete pre-development process, working collaboratively with the City of Woodstock, our in-house development team, professional planning consultants, and architects. Throughout the design process, multiple feasibility studies were completed to evaluate site layout, rental demand, construction economics, and long-term financing strategies. Every decision was made with the objective of creating the highest and best use of the property while ensuring the project remained financially sustainable from construction through long-term ownership.
The final development consists of two stacked townhouse buildings totaling 52 residential units—a 30-unit building and a 22-unit building. By amalgamating the two properties and optimizing the site layout, we were able to maximize the utility of the land while providing an attractive, efficient residential community that integrates well with the surrounding area.
A key component of the project’s success was our commitment to collaboration and communication. We worked closely with neighbouring property owners throughout the planning process, addressing questions and concerns early to ensure transparency and build support. As a result, the project experienced very little neighbourhood opposition. Working alongside City staff, we were able to balance the City’s housing objectives with the interests of the surrounding community, creating a development that minimizes disruption while delivering much-needed housing for Woodstock.
The project successfully progressed through the Site Plan Approval (SPA) process, with construction commencing in August 2026 under JH Building Group. Construction is anticipated to be completed by August 2027, with full lease-up and stabilization expected by the spring of 2028.
Upon stabilization, the development is planned to transition from CMHC construction financing into long-term CMHC-insured term financing, creating a high-quality, professionally managed multi-residential asset designed for long-term ownership. As with our previous developments, our ownership group intends to retain the property, reinforcing our commitment to building and operating sustainable rental housing within the communities we serve.
